The mark is an estimate. The print settles it.

A house price index does not tick. It gets published, on a schedule, by a statistics agency. Everything SQFT does between those releases is a forecast, and the product says so out loud.

    Between releases

    SQFT nowcasts the index off registry flow, listing prices and the revision pattern of the agency that publishes it. The number carries an est. tag on every screen it appears on.

    On release day

    The agency publishes. The estimate is thrown away, and every open index ticket closes against the number in the release. SQFT never marks its own settlement.

    Payout

    Index tickets pay at most 5x the margin you posted, and the ticket shows that ceiling before you sign it. Equity tickets have no cap and pay funding instead.

Margin, funding, settlement and payouts all clear through a single USDG balance. A long in Dubai and a short in Hong Kong draw on the same collateral, so you size the book rather than shuffling money between markets.

Settlement pool

A slice of settlement fees routes to staked supply. The split is published before the token exists, not after.

Questions people actually ask

Am I buying property?

No. You are taking a position on a published price index or on a listed company's share price. Nothing is deeded, nothing is rented, and no bank is involved.

Where do the index numbers come from?

Each city names the agency it settles to, and the market page links it. HM Land Registry for London, the Dubai Land Department for Dubai, MLIT for Tokyo, and so on. SQFT converts the published figure to USD per square foot and settles on it.

Why is the mark labelled est.?

Because it is. Between releases the mark is a nowcast built from transaction flow and listings. It is what you can trade against, and it is not the number that closes your ticket.

What happens if I hold an index position through a release?

It closes automatically at the published value. You do not need to be online. Payout on an index ticket is capped at five times the margin you posted.

Can I trade a property equity at 3am?

Only if its exchange is open. Equity perps follow the underlying session, and the board shows open or closed on every row.

Is there KYC?

No. A wallet connects, signs, and trades. There is no email field anywhere in the product, and support cannot recover an address for you.
